Manhattan Beach Real Estate reports on the key market data indicators for Manhattan Beach houses for sale closed in first quarter of 2012 versus the first quarter of 2013. Manhattan Beach Real Estate pulled all data from the MLS. The number of Manhattan Beach houses for sale which have closed in the first quarter of 2012 versus the number of Manhattan Beach houses for sale that have closed in the first quarter of 2013 is a testament to the Manhattan Beach real estate market recovering. 
 
Here are the relevant statistics: Number of Manhattan Beach houses for sale closed in first quarter of 2012: 59. Number of Manhattan Beach houses for sale closed in first quarter of 2013: 60. This represents an increase of 2% in the total number of houses for sale that closed in the first quarter of 2013 over the first quarter of 2012.
 
Average Days on the Market (DOM) for a Manhattan Beach house for sale to close in the first quarter of 2012: 88 Days. Average Days on the Market (DOM) for a Manhattan Beach house for sale to close in the first quarter of 2013: 67 Days. This represents a 24% decrease in the number of days it took for Manhattan Beach houses for sale to close in the first quarter of 2013 than it took for Manhattan Beach houses for sale to close in the first quarter of 2012. 
 
Average Price point achieved for Manhattan Beach houses for sale in first quarter of 2012: $1,425,000. Average Price point achieved for Manhattan Beach houses for sale in first quarter of 2013: $1,590,000. This represents an increase of 12% in the average price point achieved from all Manhattan Beach houses for sale from the first quarter of 2012 versus the first quarter of 2013 for Manhattan Beach houses closed. 
 
All of the above market data researched by Manhattan Beach Luxury Real Estate show a small recovery from the 2012 Manhattan Beach real estate market and are good signs of a healthier market for Manhattan Beach houses for sale achieving significantly more transactions, at a quicker turnover rate and at higher price points in the first quarter of 2013 versus the first quarter of 2012. Manhattan Beach Real Estate reports 1st Quarter 2011 Manhattan Beach homes sold versus 2012

Manhattan Beach Real Estate conducted market research on how many Manhattan Beach homes for sale closed in the first quarter of 2011 versus how many Manhattan Beach homes for sale closed in the first quarter of 2012. Here are the results of the Manhattan Beach real estate research: 2011: Out of all of the Manhattan Beach Homes for sale in the Manhattan Beach real estate market, 60 Manhattan Beach homes closed escrow in the first quarter of 2011. Of these sold Manhattan Beach homes, the average Manhattan Beach home was on the market for 103 days. The average Manhattan Beach house sold for $1.576 million. How did the Manhattan Beach real estate market comparing in the Q1 of 2012? Of all the single family Manhattan Beach houses for sale in the Manhattan Beach real estate market in the first quarter of 2012, 59 Manhattan Beach houses for sale sold in Q1 2012. Of all the sold Manhattan Beach houses for sale in the Manhattan Beach real estate market, the average Manhattan Beach house took 88 days to sell. The average price of the Manhattan Beach houses for sale that actually closed in Q1 of 2012 was $1.898 million. So what does this tell us about the state of the Manhattan Beach real estate market of Q1 2011 versus the Manhattan Beach real estate market in Q1 of 2012? The number of Manhattan Beach homes that sold were almost identical dropping from 60 Manhattan Beach homes sold in Q1 2011 to 59 Manhattan Beach homes sold in Q1 2012. This represents a drop in closed sales of Manhattan Beach homes for sale of only 1.6%. The average days on the market of the closed Manhattan Beach house sales out of all Manhattan Beach homes for sale dropped significantly from 103 days on the market to 88 days on the market on average. This is a 14.5% reduction on the days it took for these Manhattan Beach homes for sale being listed to these Manhattan Beach homes for sale closing. The average price achieved in Q1 2011 Manhattan Beach homes sold versus Q1 2012 Manhattan Beach homes sold rose significantly from $1.576 million to $1.898 million. This represents an approximate 20% increase in the price paid for Manhattan Beach houses in Q1 2011 versus Manhattan Beach houses purchased in Q1 2012. So what does this say about the Manhattan Beach real estate market in 2012 versus 2011? Mitch Hagerman of Manhtattan Beach Real Estate belives that most buyers perceive the Manhattan Beach real estate market has bottomed and perceive that prime communities such as Manhattan Beach are now on the rise. Perception becomes reality. The Manhattan Beach real estate market has always shown reslience in down turns in the economy as it is in a desirable beachfront location, it is close to LAX,and it has some of the highest ranked schools in the country which all lead to a strong sense of community amongst owners of Manhattan Beach homes. On top of this, interest rates are at historical lows making the monthly payments associated with owning Mahattan Beach real estate at an all time low. Further, the Manhattan Beach real estate market is starved for inventory of good homes. It is these omcbination of factors that we believe contributed to a similar number of homes sold. If there were more good Manhattan Beach homes for sale in the Manhattan Beach real estate inventory in 2012, Manhattan Beach Real Esate believes there would have been additional transactions. The fact that the current Manhattan Beach real estate market is starved for inventory did lead to significant reduction in the average days on the market it took for a Manhattan Beach home for sale to actually close and it has likely led to a significant increase in the average price of a Manhattan Beach house is selling for in 2012 versus 2011. Manhattan Beach Real Estate Third Quarter

Manhattan Beach Real Estate reports on the key market indicators for Manhattan Beach homes closed in the third quarter of 2011 versus Manhattan Beach homes sold in the third quarter of 2012.

Manhattan Beach Real Estate pulled all data regarding the number of closed Manhattan Beach single family homes, the average days on the market, and the median price achieved for the Manhattan Beach sold homes in two different time periods with data pulled from the Multiple Listing Service.

The number of Manhattan houses that sold in the third quarter of 2011 versus the number sold in 2012 decreased by only 8 houses sold.  Here are the relevant statistics:

Number of Manhattan Beach homes for sale closed in the third quarter of 2011: 95

Number of Manhattan Beach homes for sale closed in the third quarter of 2012: 87

Average Days on the Market for a Manhattan Beach house for sale in the third quarter of 2011: 30 days on the market.

Average Days on the Market for a Manhattan Beach house for sale in the third quarter of 2012: 64 days on the market.

The median price point achieved for Manhattan Beach homes closed in the third quarter of 2011: $1.297 million dollars.

The median price point achieved for Manhattan Beach homes closed in the third quarter of 2012: $1.5 million dollars.

These statistics represent an increase of days on the market, but also an increase in the median price.

All the market data pulled from the MLS researched by Manhattan Beach Real Estate shows that in the third quarter the market was relatively flat in comparison to the previous year.  Homes were on the market longer, but median prices increased.  Manhattan Beach real estate suspects these factors are in part to the very low number of homes currently on the market, the market is starved for good home inventory.

All the market data pulled from the MLS researched by Manhattan Beach Real Estate shows that in the third quarter the market was relatively flat in comparison to the previous year.  Surprisingly, not much changed comparing the first three quarters of 2011 to 2012.  Though it did take longer to sell homes, the prices stayed relatively similar.

Number of Manhattan Beach Homes sold:  114 Manhattan Beach homes
Average Days on the Market:  34 Days for Manhattan Beach Homes for Sale to close on average
Average Price for Manhattan Beach Homes Sold:  $1.812M
Average Price per Square Foot of Manhattan Beach Homes Sold:  $646 / SF

Summer of 2012 Manhattan Beach Real Estate Market:
Number of Manhattan Beach Homes sold:  106 Manhattan Beach homes
Average Days on the Market:  57 Days for Manhattan Beach Homes for Sale to close on average
Average Price for Manhattan Beach Homes Sold:  $1.889M
Average Price per Square Foot of Manhattan Beach Homes Sold:  $661 / SF

Differences between 2011 and 2012 Summer Manhattan Beach Real Estate Market:
Number of Manhattan Beach Homes sold:  Down 7%
Average Days on the Market:  Up 67%
Average Price for Manhattan Beach Homes Sold:  Up 4.2%

Manhattan Beach Real Estate believes the above data has a lot to do with the fact that the Manhattan Beach Real Estate market is starved for good Manhattan Beach House inventory.  There are currently only 55 Manhattan Beach homes for sale in the entire Manhattan Beach real estate market.  This is less than 2 months worth of inventory.  In our opinion, this would explain why there are less transactions (not a lot of Manhattan Beach homes for sale in the current market place), and it would also explain why the average price of a sold Manhattan Beach house as well as the sales price per square foot of a sold Manhattan Beach house both increased.   Consistent demand and very limited supply would explain these findings.
