Manhattan Beach Real Estate reports on the key market indicators for Manhattan Beach homes closed in the third quarter of 2011 versus Manhattan Beach homes sold in the third quarter of 2012.

Manhattan Beach Real Estate pulled all data regarding the number of closed Manhattan Beach single family homes, the average days on the market, and the median price achieved for the Manhattan Beach sold homes in two different time periods with data pulled from the Multiple Listing Service.

The number of Manhattan houses that sold in the third quarter of 2011 versus the number sold in 2012 decreased by only 8 houses sold.  Here are the relevant statistics:

Number of Manhattan Beach homes for sale closed in the third quarter of 2011: 95

Number of Manhattan Beach homes for sale closed in the third quarter of 2012: 87

Average Days on the Market for a Manhattan Beach house for sale in the third quarter of 2011: 30 days on the market.

Average Days on the Market for a Manhattan Beach house for sale in the third quarter of 2012: 64 days on the market.

The median price point achieved for Manhattan Beach homes closed in the third quarter of 2011: $1.297 million dollars.

The median price point achieved for Manhattan Beach homes closed in the third quarter of 2012: $1.5 million dollars.

These statistics represent an increase of days on the market, but also an increase in the median price.

All the market data pulled from the MLS researched by Manhattan Beach Real Estate shows that in the third quarter the market was relatively flat in comparison to the previous year.  Homes were on the market longer, but median prices increased.  Manhattan Beach real estate suspects these factors are in part to the very low number of homes currently on the market, the market is starved for good home inventory.
